Through our many years of Body Corporate experiece, we know that every property varies in its needs. At BCG additional attention is paid to ensure that each property is maintained and managed to the standard it deserves.

MAINTENANCE
Maintenance and repairs in an emergeny situation are usally arranged by our office. the Body Corporate may continue to use the existing tradespeople if they wish. If however, there is any maintenance items the need to be quoted, this work is always authorised by the Body Corporate Committee prior to commencement. All quotes are forwarded to the Committee and do not proceed until we have authority to do so. If at any time we are required in an after hours emergency situation, we have our number listed for you to contact us. We also have a list of Body Corporate tradespeople who operate a 24 hour emergency service for Body Corporate Guardians.

INSPECTIONS AND REPORTS
Written reports can be prepared and submitted to each Committee Member detailing the areas of maintenance. This would be prepared and updated following an inspection with the Body Corporate Manager. This will enable the Committee to be fully informed of the result of the inspection and the progress of any works.

SPECIAL RULES
We would be required to follow up on any complaints received when any occupier or owner is in breach of the Special Rules and to communicate with the offenders. Failure to comply with the request to remedy their breach can result in a follow up letter being forwarded to the Agent, or owner, if the property is rented, and legal action can be taken if necessary against the owner of any Lot.

INSURANCES
As an Agent for several Insurance companies we are able to provide quotations for premium renewals or alternatively we can deal through our insurance Broker or a Broker of your choosing to ensure that your Body Corporate is getting value for money. Body Corporate Guardians also attends to any insurance claims on your behalf.

COLLECTION OF FEES
Owners are billed quarterly by our company and any larger amounts of overdue fees are followed up for collection by placing it into the hands of a Solicitor. The costs for any legal action involved or Court costs is payable by the debtor and not by the Body Corporate.

PAYMENT OF ACCOUNTS
The standard repetitive accounts will be for example - electricity, gas, gardeners, caretakers etc. These would be authorised for payment by our company. Accounts for plumbers, electricians and other tradesmen may need to be authorised with the Committee to ensure that the work has been completed and completed satisfactorily prior to payment. Copies of invoices would be readily available as required.

FINANCIALS
Financial Statements are prepared and presented to the Committee for any Committee Meeting. Financial Statements for the 12 month period are presented to all owners at the time of the Annual General Meeting.

INVESTMENT ACCOUNTS
Quite a few of our properties, either on a permenant basis or at times when more funds are available due to large projects being arranged, have surplus funds that are invested. We bank with the National Australia Bank and surplus funds are placed into a Term Deposit account in the name of the Body Corporate to accumulate interest for the Body Corporate at the current rate.

MEETINGS
We do not have any problem attending Committee Meetings as we find that this keeps us up to date with the decisions being made by the Committee and allows us to get to know how your Committee works and your requirements. We would take down all Minutes, have them typed and circulated to the Committee Members following the Meetings. Naturally there would be a limit on the number attended each year. The Annual General Meeting is attended by a representative of Body Corporate Guardians Pty. Ltd. The Minutes are recorded and forwarded to all members.

BODY CORPORATE CERTIFICATES
The Body Corporate Manager is now entitled under Regulation 409 to charge a fee for providing a Form 4 Certificate in relation to the change of ownership of any Lot. Following settlement the new owners details are recorded and they are notified of the Body Corporate requirements, details of fees and any special rules.

OUR MANAGEMENT FEES
Details of our management fees can be provided for you upon request and will depend on the property to be quoted. We only charge a flat rate management fee (and additional postage and stationery costs) and no additional charges would be made for arranging quotations for repairs and maintenance and no commissions are accepted from any tradesmen.
